This week’s publicly reported HOA embezzlement comes to us from Willow Valley Club Association in Mohave Valley, Arizona. Former bookkeeper, Julie Ann Cutting, is considering a plea deal, after an investigation revealed she allegedly forged checks totalling $115,000 over a decade.
While residents and guests of Willow Valley were enjoying the marina, Cutting was allegedly helping herself to a portion of the HOA’s money.
An IRS inquiry prompted an internal audit, which alerted the Association to the missing money.

So, what changes has Willow Valley Club Association made since the start of this theft investigation? According to their website, a new management company has been hired, the association no longer accepts cash payments, and now most association information (including the governing documents) is password protected and available to members only.
